Privacy Policy

Who we are

This website is operated by Jake Laracy, REALTOR®, with Pay It Forward Realty, Inc., Real Estate Brokerage, 245 Brant Avenue, Brantford, ON N3T 3J4. We are responsible for the personal information you give us through this site.

Information we collect

Information you give us when you register or fill out a form:

• Name, email address and phone number
• Property addresses you ask about (for home value requests and neighbour alerts)
• Home details you share, such as property type, bedrooms, bathrooms, condition and timeline
• Search preferences, such as area, price range, bedrooms and property type
• Messages you send, and showing requests

Information we collect as you use the site:

• Which listings you open and which homes you save as favourites, once you have registered
• Whether you open or click the emails we send you
• The ad campaign that brought you to the site (UTM parameters), the pages you visit, and your device and browser type

How we use your information

• To respond to your questions, home value requests and showing requests
• To send you homes that match your searches and alerts when homes list near an address you chose
• To let Jake follow up with you about buying or selling a home
• To understand which marketing works and to improve the site
• To meet legal and regulatory obligations

Email and your consent (CASL)

We only send you marketing emails if you tick the consent box on a form. The box is never ticked for you, and the wording is: “I agree to receive emails from Jake Laracy about homes and real estate. I can unsubscribe anytime.” We keep a record of when and how you gave consent.

Every email includes our name, our mailing address and an unsubscribe link. You can also manage or stop emails any time on our unsubscribe page using the link in your emails, or by emailing us.

Who we share information with

We use service providers to run the site and send email. They process information for us:

• Supabase, for hosting our database and server functions
• Postmark, for sending email and recording opens and clicks
• Google (Analytics and Maps) for site analytics and address search
• Meta (Facebook and Instagram), through the Meta Pixel, to measure and improve our ads
• Lovable, which hosts the website

Some of these providers store information outside Canada, including in the United States. We do not sell your personal information. Where the rules that govern MLS® listing data require us to share an enquiry about a listing with the listing brokerage, we may do so.

Cookies, local storage and advertising

The site uses cookies and similar technologies, including your browser’s local storage. We use them to remember that you registered, to remember how you arrived at the site, and to measure how the site is used. The Meta Pixel and Google Analytics may collect information about your visit so that we can measure results and show ads. You can block cookies in your browser settings, and you can manage ad preferences in your Meta and Google account settings.

How long we keep information

We keep your information for as long as we need it to deal with you, or until you ask us to delete it, unless the law or our brokerage’s record-keeping obligations require us to keep it longer.

Protecting your information

We use reasonable safeguards to protect your information, and only people who need it to serve you can access it. No method of storage or transmission is completely secure.

Your rights

You can ask us to:

• Tell you what personal information we hold about you
• Correct information that is wrong
• Delete your information
• Stop sending you email, by unsubscribing at any time
